55. BULK PETROLEUM STORAGE [I-3]The intent <strong>of</strong> this Zone is to accommodate bulk petroleum storage facilities and relatedUses.(1) Permitted Uses(a) Bulk storage tanks(b) Accessory <strong>of</strong>fice(c) Accessory Residential, subject to Section 26(d) Adult Entertainment Use;(e) Adult Motion Picture Studio;(f) Adult Video Store.(2) Conditions <strong>of</strong> UseNotwithstanding Section 55(1), all facilities shall conform to all regulationsconcerning the construction, handling and storage <strong>of</strong> petroleum products establishedby the Authority Having Jurisdiction.(3) Floor AreaThe Floor Area <strong>of</strong> accessory <strong>of</strong>fice and Accessory Building Use shall not exceed 5%<strong>of</strong> the Lot Area.(4) Lot CoverageAll Principal Buildings, Accessory Buildings and Structures combined shall not covermore than 7% <strong>of</strong> the area <strong>of</strong> the Parcel.(5) Building and Structure HeightNo Building or Structure shall exceed a Height <strong>of</strong> 10 metres(6) Siting Requirements(a)(b)(c)No Building shall be located within 7.5 metres <strong>of</strong> a Lot Line that is shared witha Parcel zoned for residential Use.Front Setback: No Building shall be located within 7.5 metres <strong>of</strong> the front LotLine.Exterior Side Setback: No Building shall be located within 4.5 metres <strong>of</strong> anExterior Side Lot Line.(7) Screening and Landscaping(a) Screening and Landscaping shall be provided in accordance with Section 23.PART 5 - 72
