48.2 CORE COMMERCIAL LIQUOR [C-3-A]The intent of this Zone is to accommodate commercial establishments that serve theshopping, service and entertainment needs of the community including Liquor Stores.(1) Permitted UsesThe following Uses and no others are permitted:(a) Business and Professional Office(b) Financial institution(c) Hotel(d) Mixed commercial/residential subject to Section 48(6)(e) Personal Service Establishment(f) Retail Store(g) Restaurant(h) Entertainment and Theatre(i) Club House(j) Video Store(k) Liquor Store(1.1) Prohibited Uses(a) Adult Entertainment Uses;(b) Adult Motion Picture Studio;(c ) Adult Theatre;(d) Adult Video Store; and(e) Escort Services(3) Number of Liquor StoresOnly (1) Liquor Store is permitted on any Parcel.(4) Maximum Floor Area for Liquor Store UseThe maximum floor area permitted for Liquor Store use in this zone shall be 372square metres.(5) Building HeightNo Building shall exceed a Height of 13 metres(6) Lot CoverageAll Principal Buildings, Accessory Buildings and Structures combined shall not covermore than 80% of the Area of the Parcel for each Storey of a Building that is abovethe second Storey.PART 5 - 51
