67.13 COMPREHENSIVE DEVELOPMENT DISTRICT NO. 21 [CD NO. 21]In that Zone designated as CD No. 21 [Comprehensive Development District No. 21], noBuilding or Structure or part there<strong>of</strong> shall be erected, constructed, placed, maintained orused and no land shall be used except in accordance with and subject to the regulationscontained in or incorporated by reference into this Part.(1) Permitted UsesThe following Uses and no others shall be permitted:(a)(b)Single Family Residential;Home Occupation;(2) Parcel SizeThe minimum Parcel Size <strong>of</strong> fee simple Parcels created by subdivision shall be 1053square metres.(3) DensityThe number <strong>of</strong> Dwelling Units permitted on Lot 8, Section 10, <strong>Esquimalt</strong> District, Plan6105 shall be limited to two [2] for a density <strong>of</strong> one unit per 526 square metres.(4) Building Height(a)(b)No residential Building shall exceed a Height <strong>of</strong> 7.0 metres.No Accessory Building shall exceed a Height <strong>of</strong> 3.6 metres.(5) Lot CoverageAll Principal Buildings, Accessory Buildings and Structures combined shall not covermore than 22% <strong>of</strong> the Area <strong>of</strong> Lot 8, Section 10, <strong>Esquimalt</strong> District, Plan 6105.(6) Floor Area RatioThe total combined Floor Area Ratio for the development <strong>of</strong> Lot 8, Section 10,<strong>Esquimalt</strong> District, Plan 6105 shall not exceed .30.(7) Siting Requirements(a)Residential Buildings:(i)(ii)Front Setback: No residential Building shall be located within 12.0 metres<strong>of</strong> the Front Lot Line.Side Setbacks: No residential Building shall be located within 1.5 metres<strong>of</strong> any Interior Lot Line.
