67.39 COMPREHENSIVE DEVELOPMENT DISTRICT NO. 50 [CD NO. 50]In that Zone designated as CD No. 50 [Comprehensive Development District No. 50] noBuilding or Structure or part there<strong>of</strong> shall be erected, constructed, placed, maintained, orused and no land shall be used except in accordance with and subject to the regulationscontained in or incorporated by reference into this Part.(1) Permitted UsesThe following Uses and no others shall be permitted:(a)(b)(c)Single Family ResidentialMultiple Family ResidentialHome Occupation(2) Parcel SizeThe minimum Parcel Size <strong>of</strong> Parcels created by subdivision shall be 5000 squaremetres.(3) Building Height(a)(b)No Principal Building shall exceed a Height <strong>of</strong> 15.3 metres.No Accessory Building shall exceed a Height <strong>of</strong> 3.6 metres.(4) Lot CoverageAll Principal Buildings, Accessory Buildings and Structures combined shall not covermore than 25% <strong>of</strong> the Area <strong>of</strong> Lot 2, Section 10, <strong>Esquimalt</strong> District, Plan 6987andLots 3, 4, 5, 6, and 7, Section 10, <strong>Esquimalt</strong> District, Plan 6743.(5) Floor Area Ratio(a)(b)The combined Floor Area Ratio <strong>of</strong> all Apartment Dwelling Units and SingleFamily Dwelling Units shall not exceed 1.07.The combined Floor Area Ratio <strong>of</strong> all Single Family Dwelling Units shall notexceed .25.(6) Siting Requirements(a)Residential Buildings:(i) Front Setback: No Principal Building shall be located within 2.0metres <strong>of</strong> any Front Lot Line.(ii) Side Setbacks: No Principal Building shall be located within 1.5metres <strong>of</strong> any Interior Lot Line.
