67.21 COMPREHENSIVE DEVELOPMENT DISTRICT NO. 31 [CD NO. 31]In that zone designated as CD No. 31 [Comprehensive Development District No. 31], noBuilding or Structure or part there<strong>of</strong> shall be erected, constructed, placed, maintained orused and no land shall be used except in accordance with and subject to the regulationscontained in or incorporated by reference into this Part.(1) Permitted UsesThe following Uses and no others shall be permitted:(a)(b)Townhouse ResidentialHome Occupation(2) Parcel SizeThe Minimum Parcel size <strong>of</strong> fee simple parcels created by subdivision shall be867 square metres.(3) DensityThe number <strong>of</strong> Dwelling Units permitted on Lot 13, Section 11, <strong>Esquimalt</strong> District,Plan 330 shall be limited to four [4] for a density <strong>of</strong> one unit per 216 squaremetres.(4) Building Height(a)(b)No Residential Building shall exceed a Height <strong>of</strong> 8.7 metres.No Accessory Building shall exceed a Height <strong>of</strong> 3.6 metres.(5) Lot CoverageAll Principal Buildings, Accessory Buildings and Structures combined shall notcover more than 35% <strong>of</strong> the area <strong>of</strong> Lot 13, Section 11, <strong>Esquimalt</strong> District Plan330.(6) Floor Area RatioThe total combined Floor Area Ratio for the development <strong>of</strong> Lot 13, Section 11,<strong>Esquimalt</strong> District, Plan 330 shall not exceed .72.(7) Siting Requirements(a)Residential Buildings:(i) Front Setback: No Residential Building shall be located within 7.9metres <strong>of</strong> the Front Lot Line.(ii) Side Setbacks: No Residential Building shall be located within 3.9metres <strong>of</strong> any Interior Lot Line.
