48.1 TOWN CENTRE [TC](1) Permitted UsesThe following Uses and no others are permitted:(a)(b)(c)(d)(e)(f)Uses permitted under Section 48(1) [C-3 Core Commercial Zone]Uses permitted under Section 58(1) [P-1 Public/Institutional Zone]Uses permitted under Section 59(1) [P-2 Parks and Open Space]Off street parkingAccessory Uses to those permitted under (1)(a)(b)(c) and (d) above.Group Children’s Day Care Centre(2) Building HeightNo Building shall exceed a Height <strong>of</strong> 15 metres(3) Lot CoverageAll Principal Buildings, Accessory Buildings and Structures combined shall not covermore than 60% <strong>of</strong> the Area <strong>of</strong> the Parcel.(4) Siting Requirements(a)No Building shall be located within(i)(ii)7.5 metres <strong>of</strong> the Parcel boundary abutting Carlisle Avenue or,3.0 metres <strong>of</strong> any Interior Side Lot Line.(5) Screening and LandscapingScreening and Landscaping shall be provided along all Interior Side Lot Lines andalong the Carlisle Avenue frontage.(6) Off Street Parking(a) Off Street parking shall be provided to a standard <strong>of</strong> 1 space for every 30square metres <strong>of</strong> Gross Floor Area.(b)Parking required for uses within the Town Centre zone may be located onother lots in the Town Centre zone or adjacent commercial zones provided thatthe parking is secured through statutory easement.PART 5 - 53
