52.1 LICENSED LIQUOR ESTABLISHMENT - PROFESSIONAL OFFICE [C-6A]The intent <strong>of</strong> this Zone is to accommodate licensed liquor establishments.(1) Permitted UsesThe following Uses and no others are permitted:(a) Licensed liquor establishments subject to the provisions <strong>of</strong> the “Liquor Controland Licensing Act” and Regulations.(b) Business and Pr<strong>of</strong>essional Office.(c) Accessory Residential, subject to Section 26.(d) Liquor Store(2) Building HeightsNo Building shall exceed a Height <strong>of</strong> 9 metres(3) Lot CoverageAll Principal Buildings, Accessory Buildings and Structures combined shall not covermore than 40% <strong>of</strong> the Area <strong>of</strong> a Parcel.(4) Siting Requirements(a)Principal Building(i)(ii)(iii)Front Setback: No Building shall be located within 7.5 metres <strong>of</strong> a FrontLot Line.Side Setback: No Building shall be located within 3 metres <strong>of</strong> an InteriorSide Lot Line nor 7.5 metres <strong>of</strong> an Exterior Side Lot Line.Rear Setback: No Building shall be located within 7.5 metres <strong>of</strong> a RearLot Line.(b)Accessory Building(i)(ii)No Accessory Building shall be located within 3 metres <strong>of</strong> a Front, Sideor Rear Lot Line.No Accessory Building shall be located within 2.5 metres <strong>of</strong> a PrincipalBuilding.(5) Screening and LandscapingScreening and Landscaping shall be provided in accordance with Section 23.(6) Off street ParkingPART 5 - 62
