65. COMPREHENSIVE DEVELOPMENT DISTRICT NO. 3 [CD NO. 3]In that Zone designated as CD No. 3, [Comprehensive Development District No. 3], noBuilding or Structure or part thereof shall be erected; constructed, placed, maintained orused and no land shall be used except in accordance with and subject to the regulationscontained in or incorporated by reference into this Part.(1) Permitted UsesAmbulance Station Uses.(2) Number of BuildingsNot more than one Ambulance Station Building shall be erected, constructed, placedor maintained on any Parcel.(3) Floor AreaNo Ambulance Station Building shall have a Floor Area in excess of 225 squaremetres.(4) Lot CoverageThe aggregate Site Coverage of any and all Buildings and Structures on Parcel uponwhich there is an Ambulance Station Building shall not exceed 45%.(5) Building HeightNo part of any Building shall exceed 8.5 metres in Height.(6) Siting Requirements(a)(b)(c)No part of any Ambulance Station Building or of any other Building or Structureon a Parcel on which there is an Ambulance Station Building shall be nearer toany point on the Front Lot Line of the Parcel than 7.6 metresOn a site other than a Corner Lot, a Side Yard shall be provided on each sideof the Ambulance Station Building so that the total of the two Side Yards shallbe at least 4 metres and that no Side Yard be less than 1 metre wide, andfurther, provided that where a Lot is not served by a rear lane, one Side Yardshall be at least 3 metres wide.No Ambulance Station Building or other Building or Structure on a Parcel onwhich there is an Ambulance Station Building and no part thereof shall benearer to any point on any Rear Lot Line of the Parcel than a distance of 1metre.
