67.37 COMPREHENSIVE DEVELOPMENT DISTRICT NO. 48 [CD NO. 48]In that Zone designated as CD No. 48 [Comprehensive Development District No.48] no Building or Structure or part there<strong>of</strong> shall be erected, constructed, placed,maintained, or used and no land shall be used except in accordance with andsubject to the regulations contained in or incorporated by reference into this Part.(1) Permitted UsesThe following Uses and no others shall be permitted:(a)(b)Single Family ResidentialHome Occupation(2) Parcel SizeThe minimum Parcel Size <strong>of</strong> Parcels created by subdivision shall be 274square metres.(3) DensityThe number <strong>of</strong> dwelling units permitted on Lot J (DD EG63914), SuburbanLot 40, <strong>Esquimalt</strong> District, Plan 2854shall be limited to two (2) for a density <strong>of</strong> one unit per 395 square metres.(4) Building Height(a) No Principal Building shall exceed a Height <strong>of</strong> 6.6metres.(b) No Accessory Building shall exceed a Height <strong>of</strong> 3.6metres.(5) Lot CoverageAll Principal Buildings, Accessory Buildings and Structures combined shallnot cover more than 23% <strong>of</strong> the Area <strong>of</strong> Lot J (DD EG63914), Suburban Lot40, <strong>Esquimalt</strong> District, Plan 2854.(6) Floor Area RatioThe combined Floor Area Ratio <strong>of</strong> both Dwelling Units located on Lot J (DDEG63914), Suburban Lot 40, <strong>Esquimalt</strong> District, Plan 2854 shall not exceed.34.(7) Siting Requirements(a)Residential Buildings:(i) Front Setback: No Principal Building shall be located within 6.7metres <strong>of</strong> any Front Lot Line.
