DIVISION 2 - COMMERCIAL ZONES46. CONVENIENCE COMMERCIAL [C-1]The intent <strong>of</strong> this Zone is to accommodate a local Convenience Store that serves theday-to-day shopping needs <strong>of</strong> the residents <strong>of</strong> the immediate neighbourhood.(1) Permitted UsesThe following Uses and no others are permitted:(a) Convenience Store(b) Accessory residential, subject to Section 26(c ) Video Store(1.1) Prohibited Uses(a) Adult Entertainment Uses;(b) Adult Motion Picture Studio;(c ) Adult Theatre;(d) Adult Video Store; and(e) Escort Services(2) Floor AreaThe maximum Floor Area for a Convenience Store shall be 275 square metres(3) Building Height(a)(b)No Principal Building shall exceed a Height <strong>of</strong> 7.5 metresNo Accessory Building shall exceed a Height <strong>of</strong> 4 metres(4) Lot Coverage(a)(b)All Principal Buildings, Accessory Buildings and Structures combined shall notcover more than 30% <strong>of</strong> the Area <strong>of</strong> a Parcel.All accessory Buildings and Structures combined shall not exceed 10% <strong>of</strong> theArea <strong>of</strong> a Parcel.(5) Siting Requirements(a)Principal Building(i)Front Setback: No Building shall be located within 7.5 metres <strong>of</strong> the FrontLot Line.PART 5 - 45
