67.4 COMPREHENSIVE DEVELOPMENT DISTRICT NO. 10 [CD NO. 10]In that Zone designated as CD No. 10 [Comprehensive Development District No. 10], noBuilding or Structure or part there<strong>of</strong> shall be erected, constructed, placed, maintained, orused and no land shall be used except in accordance with and subject to the regulationscontained in or incorporated by reference into this Part.(1) Permitted UsesThe following Uses and no others shall be permitted:(a) Single Family Residential(b) Two Family Residential(c) Home Occupation(2) DensityThe number <strong>of</strong> Dwelling Units permitted shall be limited to 4 for a density <strong>of</strong> one unitper 472.6 square metres [5087.2 sq. ft.].(3) Floor Area RatioThe total combined Floor Area Ratio shall not exceed 0.32.(4) Unit SizeThe minimum Floor Area for each Dwelling Unit shall be not less than 133 squaremetres.(5) Building Height(a)(b)No Principal Building shall exceed a Height <strong>of</strong> 7.3 metresNo Accessory Building shall exceed a Height <strong>of</strong> 3.6 metres(6) Lot Coverage(a)(b)The total combined lot coverage <strong>of</strong> all Principal Buildings, Accessory Buildingsand Structures shall not exceed 40% <strong>of</strong> the Area <strong>of</strong> the Parcel.The total combined lot coverage <strong>of</strong> all Accessory Buildings and Structures shallnot exceed 10% <strong>of</strong> the Area <strong>of</strong> the Parcel.(7) Siting Requirements(a) Principal Buildings(i)(ii)Front Setback: No Principal Building shall be located within 7.85 metres<strong>of</strong> the Front Lot Line.Side Setback: No Principal Building shall be located within 1.5 metres <strong>of</strong>an Interior Side Lot Line.
