67.35 COMPREHENSIVE DEVELOPMENT DISTRICT NO. 46 [CD NO. 46]In that zone designated as CD No. 46 [Comprehensive Development District No. 46],no Building or Structure or part there<strong>of</strong> shall be erected, constructed, placed,maintained or used and no land shall be used except in accordance with and subjectto the regulations contained in or incorporated by reference into this Part.` (1) Permitted UsesThe following Uses and no others shall be permitted:(a)(b)Multiple Family ResidentialHome Occupation(2) Parcel SizeThe Minimum Parcel size <strong>of</strong> fee simple parcels created by subdivision shall be 1656square metres.(3) Floor Area RatioThe combined Floor Area Ratio shall not exceed .30.(4) DensityThe number <strong>of</strong> Dwelling Units permitted shall be limited to three [3] for a density <strong>of</strong>one unit per 552 square metres.(5) Building Height(a)(b)No Principal Building shall exceed a Height <strong>of</strong> 7.3 metres.No Accessory Building shall exceed a Height <strong>of</strong> 3.6 metres.(6) Lot Coverage(a)(b)All Principal Buildings and Structures combined shall not cover more than25% <strong>of</strong> the Area <strong>of</strong> the Parcel.All Accessory Buildings and Structures combined shall not exceed 10% <strong>of</strong>the Area <strong>of</strong> a Parcel.(7) Siting Requirements(a)Residential Buildings:(i)(ii)No Principal Building shall be located within 11.6 metres <strong>of</strong> the southLot Line.No Principal Building shall be located within 3.6 metres <strong>of</strong> either theeast or west Lot Line.
