67.18 COMPREHENSIVE DEVELOPMENT DISTRICT NO. 27 [CD NO.27]In that Zone designed as CD No. 27 [Comprehensive Development District No. 27] noBuilding or Structure or part thereof shall be erected, constructed, placed, maintained orused and no land shall be used except in accordance with and subject to the regulationscontained in or incorporated by reference into this Part.(1) Permitted UsesThe following Uses and no others shall be permitted:(a)(b)Single Family ResidentialHome Occupation(2) Parcel SizeThe minimum Parcel size of fee simple Parcels created by subdivision shall be 2228square metres.(3) DensityThe number of Dwelling Units permitted on Lots 9 and 10, Section 10, EsquimaltDistrict, Plan 5563 shall be limited to four [4] for a density of one unit per 557 squaremetres.(4) Building Height(a)(b)No residential Building shall exceed a Height of 7.62 metres.No Accessory Building shall exceed a Height of 3.6 metres.(5) Lot CoverageAll Principal Buildings, Accessory Buildings and Structures combined shall not covermore than 19% of the area of Lots 9 and 10, Section 10, Esquimalt District Plan5563.(6) Floor Area RatioThe total combined Floor Area Ratio for the development of Lots 9 and 10, Section10, Esquimalt District, Plan 5563 shall not exceed .21.(7) Siting Requirements(a)Residential Buildings:(i)(ii)Front Setback: No residential Building shall be located within 7.5 metresof the Front Lot Line.Side Setbacks: No residential Building shall be located within 3.0 metresof the southern Lot Line.(iii) Side Setbacks: No residential Building shall be located within 19.0metres of the northern Lot Line.
