67.48 COMPREHENSIVE DEVELOPMENT DISTRICT NO. 60 [CD NO. 60]In that zone designated as CD No. 60 [Comprehensive Development District No. 60], noBuilding <strong>of</strong> Structure or part there<strong>of</strong> shall be erected, constructed, placed, maintained orused and no land shall be used except in accordance with and subject to the regulationscontained in or incorporated by reference into this Part.(1) Permitted UsesThe following Uses and no others shall be permitted:(a)(b)Single Family ResidentialHome Occupation(2) Parcel SizeThe Minimum Parcel size <strong>of</strong> fee simple parcels created by subdivision shall be 280square metres.(3) DensityThe number <strong>of</strong> Dwelling Units permitted on Lot 2, Section 11, <strong>Esquimalt</strong> District, Plan8212 shall be limited to two [2] for a density <strong>of</strong> one unit per 282.5 square metres.(4) Building Height(a) No Principal Building shall exceed a Height <strong>of</strong> 7.3metres.(b) No Accessory Building shall exceed a Height <strong>of</strong> 3.6metres.(5) Lot CoverageAll Principal Buildings, Accessory Buildings and Structurescombined shall not cover more than 30% <strong>of</strong> the combined Area<strong>of</strong> Lot 2, Section 11, <strong>Esquimalt</strong> District, Plan 8212.(6) Floor Area Ratio(a) The combined Floor Area Ratio <strong>of</strong> Dwelling Units within Lot 2, Section 11,<strong>Esquimalt</strong> District, Plan 8212 shall not exceed .42.(7) Siting Requirements(i)(ii)Front Setback: No Principal Building shall be located within 2.1 metres <strong>of</strong>the Front Lot Line parallel to Lyall Street or within 4.6 metres if the Front LotLine parallel to Paradise Street.Side Setbacks: No Principal Building shall be located within 1.3 metres <strong>of</strong>any Interior Lot Line.
