37.1 SINGLE FAMILY LARGE LOT RESIDENTIAL [RS-5]The intent <strong>of</strong> this Zone is to accommodate Single Family Dwellings on large individualParcels <strong>of</strong> land.(1) Permitted UsesThe following Uses and no others are permitted:(a)(b)(c)Single Family ResidentialHome Occupationthe keeping <strong>of</strong> up to a maximum <strong>of</strong> two [2] Roomers or Boarders(2) Parcel SizeThe minimum Parcel Size for Parcels created by subdivision shall be 930 squaremetres excluding the Access Strip.(3) Minimum Lot Width(a)(b)The minimum width <strong>of</strong> Parcels created by subdivision shall be 21.3 metresmeasured at the Front Building Line;the minimum frontage <strong>of</strong> any Access Strip where required shall be 4.6 metresThe requirements in Section 944 <strong>of</strong> the Municipal Act shall apply.(4) Floor Area RatioThe Floor Area Ratio shall not exceed 0.35.(5) Floor AreaThe minimum Floor Area for the First Storey <strong>of</strong> a Principal Building shall be 88square metres(6) Building Height(a)(b)No Principal Building shall exceed a Height <strong>of</strong> 7.3 metresNo Accessory Building shall exceed a Height <strong>of</strong> 3.6 metres(7) Building WidthThe minimum width for any Single Family Dwelling shall be 7 metres(8) Lot Coverage(a)(b)All Principal Buildings, Accessory Buildings and Structures combined, shall notcover more than 30% <strong>of</strong> the Area <strong>of</strong> a Parcel.All Accessory Buildings and Structures combined shall not exceed 10% <strong>of</strong> thePART 5 - 18
