67.19 COMPREHENSIVE DEVELOPMENT DISTRICT NO. 28 [CD NO. 28]In that Zone designed as CD No. 28 [Comprehensive Development District No. 28], noBuilding or Structure or part there<strong>of</strong> shall be erected, constructed, placed, maintained orused and no land shall be used except in accordance with and subject to the regulationscontained in or incorporated by reference into this Part.(1) Permitted UsesThe following Uses and no others shall be permitted:(a)(b)(c)Apartment DwellingsTownhouse DwellingsHome Occupation(2) Parcel SizeThe minimum Parcel size <strong>of</strong> fee simple Parcels created by subdivision shall be13,000 square metres.(3) DensityThe number <strong>of</strong> Dwelling Units permitted within CD Zone 28 shall not exceed thefollowing:13 Townhouse Dwellings98 Apartment DwellingsTotal: 110(4) Building Height(a)No residential Building shall exceed a Height <strong>of</strong> 20.5 metres.(5) Lot CoverageLot coverage for all Principal Buildings, Accessory Buildings and Structurescombined shall not exceed 32% <strong>of</strong> the area <strong>of</strong> the Parcel.(6) Floor Area RatioThe total Floor Area Ratio for all Buildings within CD Zone 28 shall not exceed 1.0.(7) Siting Requirements(a)Residential Buildings:(i)(ii)Front Setback [Craigflower Road]: No Building containing TownhouseDwellings shall be shall be located within 6.2 metres <strong>of</strong> the Front LotLine. No Building containing Apartment Dwellings shall be located within25.5 metres <strong>of</strong> the Front Lot Line.Side Setbacks: No residential Building shall be located within 2.4 metres<strong>of</strong> any Side Lot Line.
