4 CEMENT RENDERING<br />

The external façades of OPH are rendered and painted white, including the light courts. Maintenance of these<br />

façades should follow key guidelines as set out below.<br />

Permitted Actions<br />

Regular inspections to check for looseness,<br />

signs of dampness, cracks, bulges,<br />

peeling, blistering and mildew.<br />

Where the existing composition of the render is<br />

known (including all components, colour, strength<br />

etc), replacement of render may be commissioned<br />

as part of a refurbishment / conservation project.<br />

Notes / guidelines<br />

Not Permitted Actions<br />

Adhoc render repairs and replacement.<br />

■■Replacement of render should only be undertaken where the existing render is badly<br />

deteriorated and causing problems to the substrate (eg allowing water penetration).<br />

■■Replacement render should never be stronger than the existing, or<br />

than the substrate masonry to which it is applied.<br />

■■The substrate and each consecutive coat should be pre-dampened before applying the next coat.<br />

■■Work should not be carried out in excessively hot, dry, sunny, windy or cold conditions.<br />

■■Works should only be undertaken by qualified tradespeople, experienced in working on heritage sites.<br />

5 PAINTING<br />

5.1 EXTERNAL PAINTING OF MASONRY<br />

A paint finish has been applied to the render externally at OPH. The paint<br />

finish should be maintained using the following guidelines.<br />

Permitted Actions<br />

Regular inspections of the paint finish to the external<br />

facades of the building to identify any defects promptly.<br />

The repainting of external façade and walls should<br />

following the program set out in the Life Cycle<br />

Cost Plan, to ensure those facades with greater<br />

wear and tear or those with greater exposure (for<br />

example the western facade, which receives the<br />

brunt of the summer afternoon sun) are addressed<br />

as a priority. A seven year cycle of repainting is<br />

considered appropriate for the exterior of OPH.<br />

Use of paint types to match as closely as possible<br />

the existing finishes, except where the existing<br />

paint finish is deemed to be inappropriate<br />

and /or detrimental to the building.<br />

Not Permitted Actions<br />

Paint scrapes to determine an acceptable colour<br />

match for any external repainting (refer to Building<br />

Fabric Investigation Permitted Action Schedule).
