5.2 INTERNAL PAINTING<br />

The interior walls of OPH are generally painted, either on a hard plastered masonry substrate, or in some cases on<br />

stud walls. The maintenance of these finishes involves the following processes.<br />

Permitted Actions<br />

Regular inspections of the internal painted<br />

walls of the building to identify any defects,<br />

marks, wear and tear promptly.<br />

Paint scrapes if undertaken to determine an<br />

acceptable colour match (where the colour is not<br />

known) for any internal repainting (refer to Building<br />

Fabric Investigation Permitted Action Schedule).<br />

Where the existing and appropriate type and<br />

product of paint in known, repainting as part of a<br />

refurbishment/conservation project (painting should<br />

only be undertaken by experienced tradespeople, with<br />

a demonstrated understanding of appropriate paint<br />

finishes and techniques for heritage buildings).<br />

Notes / Guidelines<br />

The repainting of internal wall surfaces should follow the program set out in the Life Cycle Cost Plan. Areas of<br />

high traffic and public use, such as Kings Hall, exhibition spaces, the National Trust shop, and the café and<br />

dining areas, will require repainting every three to five years. Offices and less commonly used spaces will require<br />

a repainting schedule of five to seven years.<br />

Paint types should be selected to match as closely as possible the existing finishes, except where the existing paint<br />

finish is deemed to be inappropriate and /or detrimental to the building.<br />

Dulux Alabaster E30 is the standard default Old Parliament House colour for new paint.<br />

6 ROOFING <strong>AND</strong> ROOF PLUMBING<br />

Not Permitted Actions<br />

Repainting in non-heritage colours in<br />

areas not specified for exhibition.<br />

The use of gaffer tape.<br />

Several previous reports and studies have been conducted into the condition of the roof, including:<br />

■■Roof Master Plan Study by GHD (2000)<br />

■■Roof Drainage Study by WT Partnership<br />

Ongoing problems related to low pitch falls and insufficient drainage capacity are outside the scope of regular<br />

maintenance and are being addressed through the Capital Works Program; however some key maintenance tasks<br />

are provided below.<br />

Permitted Actions<br />

Inspections of all roof areas including roof sheeting,<br />

gutters, flashings, cappings, rainwater heads, and<br />

sumps for loose fixings, leaks, holes or cracks,<br />

blockages, corrosion and general deterioration.<br />

Refixing loose fixings or replacing with like fixings.<br />

Regular cleaning of gutters, rainwater heads and sump.<br />

Fixing of pinholes to roof sheeting using<br />

a ubiquitous silicon based product.<br />

Not Permitted Actions<br />

Any repairs to pre-1988 fabric other than those<br />

described adjacent without consultation with the<br />

Heritage and Building Services staff at OPH.
