In Malmö, Sweden, <strong>Skanska</strong> is playing a major role<br />

in creating the new Universitetsholmen (University<br />

Island) district in the city’s inner harbor area.<br />

New, modern, green workplaces are taking<br />

shape. The venerable former harbor is now being<br />

transformed into a vibrant new district, with the new<br />

City Tunnel as a main artery. Citykajen, which was<br />

completed and sold in 2009, practically has its own<br />

entrance to the Copenhagen train. <strong>Skanska</strong>’s Malmö<br />

<strong>of</strong>fice previously occupied the Citykajen site. Today<br />

PWC is among the tenants that have taken over this<br />

highly visible site. New <strong>Skanska</strong> projects start practically<br />

every year, and <strong>2010</strong> was no exception.<br />

LEED certification <strong>of</strong> Bassängkajen<br />

During <strong>2010</strong> the second phase <strong>of</strong> Bassängkajen was<br />

started. It will be completed in 2012. The first phase, to<br />

be completed in the summer <strong>of</strong> 2011, has been leased<br />

to such tenants as Malmö University and Awapatent.<br />

Bassängkajen is Malmö’s first pre-qualified project<br />

to achieve Platinum, the highest level according to<br />

the LEED international environmental certification<br />

system. The total investment for both phases will be<br />

<strong>USD</strong> 68 M (SEK 465 M).<br />

A new cultural magnet<br />

The Malmö Congress, Concert, Hotel complex<br />

represents a further step in the development <strong>of</strong><br />

Universitetsholmen. The district will now also<br />

become a magnet for cultural events and conferences.<br />

In <strong>2010</strong> <strong>Skanska</strong> was awarded the contract to<br />

build the Malmö Congress, Concert, Hotel complex<br />

for <strong>USD</strong> 194 M. It is an example <strong>of</strong> how <strong>Skanska</strong> creates<br />

major new project opportunities by using the<br />

Company’s financial synergies, by means <strong>of</strong> project<br />

development and “Bundled Construction”.<br />

During the year, <strong>Skanska</strong> sold the Hjälmarekajen<br />

<strong>of</strong>fice property for <strong>USD</strong> 55 M to Executive Property<br />

Svenska AB. Hjälmarekajen was completed in 2006<br />

and 1978 (renovated in 2006). Among the tenants<br />

are KPMG and the White architectural firm.<br />

by the green pr<strong>of</strong>ile <strong>of</strong> these projects. The trend is<br />

for investors to prioritize energy-efficient <strong>of</strong>fices<br />

featuring healthy, cheerful work space.<br />

In Universitetsholmen, <strong>Skanska</strong> is currently developing<br />

about 16,000 sq. m (172,200 sq. ft.) <strong>of</strong> <strong>of</strong>fice space<br />

in Bassängkajen and has previously developed about<br />

45,000 sq. m (484,400 sq. ft.) <strong>of</strong> <strong>of</strong>fices in the area.<br />

The Skåne and Blekinge Court <strong>of</strong> Appeal in the<br />

Flundran block, completed in 2008, is another<br />

<strong>Skanska</strong>-built landmark.<br />

<strong>Skanska</strong> is responsible for development, investment<br />

and construction. Location and tenants −<br />

the traditional value parameters − are strengthened<br />
