In the development <strong>of</strong> the draft LEP<br />
DoPI advised Council that the<br />
existing residential flat development<br />
density controls in LEP 2010 were<br />
no longer acceptable (they had<br />
been a transfer from the <strong>Ryde</strong><br />
Planning Scheme into LEP 2010)<br />
and that it would be necessary to<br />
replace such controls with an FSR.<br />
Based on examination <strong>of</strong> existing<br />
developments in the R4 zone a FSR<br />
<strong>of</strong> 1:1 was determined to be an<br />
appropriate based on the nature <strong>of</strong><br />
uses permitted in the zone<br />
