Under DLEP 2011 the IN2 zone<br />

permits with consent a number <strong>of</strong><br />

new land uses such as funeral<br />

homes, hardware and building<br />

supplies, landscaping material<br />

supplies and storage premises.<br />

Under SEPP (Infrastructure)<br />

emergency service facilities are<br />

permitted in the zone (the use is<br />

listed as prohibited in the land use<br />

table in DLEP 2011 and should be<br />

deleted to be in accordance with the<br />

SEPP).<br />

Wholesale supplies which are<br />

defined as a building or place used<br />

for the display sale or hire <strong>of</strong> goods<br />

by wholesale only to business that<br />

have an ABN registered under a<br />

1999 tax Act is considered to be<br />

very similar in nature to a warehouse<br />

or distribution centre (defined as a<br />

building used for the sorting or<br />

handling items pending their sale but<br />

from which no retail sales are<br />

made). As such it is considered to<br />

be a suitable use with council<br />

Recommended Action<br />

Wholesale supplies and<br />

Recreation facility (indoor) be<br />

added to uses permitted in<br />

the IN2 Light Industrial zone.<br />

Emergency services facility<br />

be deleted from the prohibited<br />

list <strong>of</strong> land uses for the IN2<br />

Light Industrial zone.
