centre (defined as a building used for<br />

the sorting or handling items pending<br />

their sale but from which no retail<br />

sales are made). As such it is<br />

considered to be a suitable use with<br />

council consent in the IN2 zone.<br />

Bulky goods premises is defined as a<br />

building used for the sale , hire or<br />

display <strong>of</strong> bulky goods being <strong>of</strong> such<br />

size or weight to require a large<br />

handling display area and includes<br />

goods such as floor and window<br />

supplies , furniture , household<br />

electrical goods and swimming pools.<br />

Under Schedule 1 Additional permitted<br />

uses a bulky goods premises is<br />

permitted at 461 Victoria Rd. This was<br />

based on a recommendation <strong>of</strong> the<br />

<strong>Ryde</strong> Local Planning Study that was<br />

adopted by Council on 7 December<br />

2010. The retail nature <strong>of</strong> bulky goods<br />

and its likely impact on reducing the<br />

land available for industrial uses is<br />

such that they should be considered
