Oxford St from R2 to B4. The<br />
existing zoning permits the<br />
operation <strong>of</strong> the school and does<br />
not unreasonably limit any<br />
alterations and permits other<br />
development that is appropriate<br />
to the street. If the school was<br />
closed it could be redeveloped for<br />
commercial uses which could<br />
diminish the character <strong>of</strong> the<br />
street and amenity <strong>of</strong> residents.<br />
The street which currently<br />
receives through traffic cannot<br />
take 2 way traffic with on street<br />
parking. Permitting development<br />
that will increase traffic flow will<br />
adversely affect the safety <strong>of</strong> the<br />
street.<br />

for the site as well as its inclusion in<br />
the DCP it is considered that a<br />
Planning Proposal for the rezoning<br />
should be submitted to Council.<br />
The Local Planning Study that was<br />
adopted by Council on the 7<br />
December 2010 recommended that<br />
the subject property be rezoned B4<br />
with a FSR <strong>of</strong> 1.5:1 and a height <strong>of</strong> 3<br />
storeys.<br />
<strong>Ryde</strong> LEP (Gladesville Town Centre<br />
and Victoria Rd Corridor) 2010 was<br />
gazetted in 2011.A number <strong>of</strong><br />
properties on the periphery <strong>of</strong> the LEP<br />
boundary were not included in the LEP<br />
because <strong>of</strong> timing and technical<br />
issues. In the Centres and Corriodors<br />
Study it was considered appropriate<br />
those properties e.g. 14 – 28 Oxford St<br />
should now be included in the<br />
Gladesville Town Centre with zoning<br />
and development controls similar to<br />
the surrounding land in the Centre.
