2010 i.e. zoning 158 – 180 Blaxland<br />

Road R2 Low Density Residential<br />

and 182 – 194 Blaxland Road R4<br />

High Density Residential.<br />

DoPI supported the request and the<br />

subject properties have reverted to<br />

their zoning under LEP 2010 i.e. R2.<br />

SP2 and R4 and related FSR and<br />

Height controls.<br />

Under the <strong>Ryde</strong> Planning Scheme<br />

the subject area and surrounds was<br />

zoned 2(c1) and a maximum <strong>of</strong> a 2<br />

storey building was permitted on all<br />

such land. This was converted to a<br />

maximum height <strong>of</strong> 9.5m under LEP<br />

2010 and has been maintained in<br />

DLEP 2011. Adjoining properties to<br />

the rear and to the south <strong>of</strong> the site<br />

are zoned R2 with a 9.5m height<br />

limit.<br />

Zoning, heights and FSRs for all <strong>of</strong><br />

<strong>Ryde</strong> Town Centre were reviewed in
