Issue 2<br />

127, 131, 133 <strong>Ryde</strong>dale Rd, 4,6,10 Terry Rd West <strong>Ryde</strong> – There is the<br />

potential for listed properties to be developed with 129, 135 & 137 <strong>Ryde</strong>dale<br />

Road and 8 Terry Road for higher density residential development.<br />

This would:<br />

- provide a sense <strong>of</strong> closure to the West <strong>Ryde</strong> Town Centre<br />

- be consistent with Metro Plan, principles <strong>of</strong> transit orientated development<br />

and contempory town planning practice.<br />

The properties comprise an area <strong>of</strong> 7500sqm and are zoned R2 under the<br />

DLEP.<br />

The submission requests<br />

- Land be rezoned to R4<br />

- FSR Map be amended to permit a FSR varying from 1.1 to 1.5:1 (per<br />

plans planes contained in Urban Design’s report.<br />

Height Map be amended to permit building a height varying from 9.5m to<br />

15.m.There is potential for the subject properties to be developed with<br />

129, 135 & 137 Ryedale Rd and 8 Terry Rd for higher density residential<br />

development.<br />

Response<br />

A Draft West <strong>Ryde</strong> Master Plan was presented to Council on the 3 August<br />

2010 in which land in the north east quadrant <strong>of</strong> the town centre was to<br />

undergo the most significant changes - the area was seen as having better<br />

traffic and public transport access, high residential amenity and proximity to<br />

shops. The draft master plan rezoned Terry’s Road/Ryedale Road to R4 with<br />

similar controls to other areas <strong>of</strong> the Centre.<br />

Council resolved that the sites on Ryedale Road (north <strong>of</strong> Terry Road) and<br />

sites in Terry Road being deleted from the master plan<br />

No amendment to the DLEP required.<br />

Eastwood Town Centre – 25 submissions (including 1 petition <strong>of</strong> 26 names)<br />

Issue 1<br />

Eastwood has undergone change in the last 10 years. Council needs to create<br />

more car parking for the community.<br />

Response<br />

Car Parking is identified as an issue in the Eastwood area. The proposed<br />

change in zoning to Glen St/Lakeside Rd will enable formalised development<br />

with the necessary car parking on site being provided.<br />

No amendment to the DLEP required.<br />

Issue 2<br />

Support the draft plan however it should allow the whole <strong>of</strong> Glen Street to be<br />

the same zoning rather than split it. It is already a heavy commercial zone.<br />
