The <strong>Ryde</strong> Planning Study 2010 –<br />

Housing study states the following with<br />

respect to the requirement <strong>of</strong> a 20m<br />

frontage for dual occupancy<br />

developments.<br />

A slightly higher minimum lot size<br />

together with a 20 metre minimum<br />

frontage width would deliver better<br />

design outcomes, particularly with<br />

regard to compatibility with existing<br />

streetscapes, landscape and deep soil<br />

areas, as well as the placement <strong>of</strong><br />

garages and other car parking<br />

structures.<br />

If an increased minimum lot size for<br />

duplex buildings was introduced, the<br />

number <strong>of</strong> sites available for duplex<br />

developments would significantly<br />

decrease.(P4 – 72).<br />
