Response<br />

When considering the <strong>Ryde</strong> Local Planning Study, Council directed that the<br />

LEP building heights in Shepherd’s Bay should accommodate 6 storeys<br />

maximum. The council adopted Local Planning Study formed the basis <strong>of</strong><br />

DLEP 2011. The DLEP FSRs were derived from the height envelopes and<br />

previous master plan studies.<br />

No amendment to the DLEP 2011 required.<br />

Macquarie Park – 2 Submissions<br />

Issue 1<br />

Rectification <strong>of</strong> previous error with respect to the southern side <strong>of</strong> Peach Tree<br />

Rd has failed to eventuate.<br />

Response<br />

Council resolved to include changes to both the FSR and Parking<br />

requirements for Peach Tree Rd in draft LEP 2010 – Amendment 1 Macquarie<br />

Park. In accordance with the requirements <strong>of</strong> DoPI housekeeping matters in<br />

DLEP 2010 (Amendment 1) were required to be incorporated into DLEP 2011.<br />

DLEP 2011 Floor Space Ratio Map and Macquarie Park Parking Restrictions<br />

Map incorporate the amendments to Peach Tree Rd.<br />

No amendment to the DLEP 2011 required.<br />

Issue 2<br />

Cottonwood and Lachlan Avenue – Council should consider rezoning the two<br />

areas from 6 storeys to 10 plus storeys similar to the corners next to the train<br />

station to encourage development.<br />

Response<br />

A review <strong>of</strong> the planning controls in the Macquarie Park Corridor is currently<br />

being undertaken (Draft LEP 2010 (Amendment 1)).The submission will be<br />

addressed as part <strong>of</strong> this process.<br />

No amendment to the DLEP 2011 required.<br />

<strong>Ryde</strong> Town Centre – 213 submissions (includes 3 individual and 210 pro forma<br />

letters)<br />

Issue 1<br />

Submission supports rezoning <strong>of</strong> properties 3 Parkes Rd and 158 – 186<br />

Blaxland Rd <strong>Ryde</strong> to B4 Mixed Business.<br />
