Response<br />

In the development <strong>of</strong> the draft LEP DoPI advised Council that the existing<br />

residential flat development density controls in LEP 2010 were no longer<br />

acceptable (they had been a transfer from the <strong>Ryde</strong> Planning Scheme into<br />

LEP 2010) and that it would be necessary to replace such controls with an<br />

FSR. Based on examination <strong>of</strong> existing developments in the R4 zone a FSR <strong>of</strong><br />

1:1 was determined to be an appropriate based on the nature <strong>of</strong> uses<br />

permitted in the zone (predominately residential flat buildings). The land<br />

referred to in Herbert Street is zoned B4 – Mixed Business and permits a large<br />

variety <strong>of</strong> different land uses. An FSR <strong>of</strong> 1.25:1 applies to all land at West<br />

<strong>Ryde</strong> with a zoning <strong>of</strong> B4. The FSR proposed within the draft Plan for the<br />

subject properties is considered appropriate in view <strong>of</strong> the zoning <strong>of</strong> the land.<br />

No amendment to the DLEP 2011 required.<br />

Eastwood Town Centre – 5 submissions<br />

Issue 1<br />

Eastwood should be given same development potential as <strong>Ryde</strong> Town Centre<br />

and divided into Precincts like <strong>Ryde</strong> Town Centre.<br />

Response<br />

A new Master Plan for the Eastwood Town Centre is presently being<br />

developed and includes areas <strong>of</strong> R4 land on the eastern side <strong>of</strong> Eastwood<br />

Town Centre. Based on the Small Centres Master Plan the commercial area <strong>of</strong><br />

Eastwood has been expanded in DLEP 2011 to the northern side <strong>of</strong> Glen<br />

Street and Lakeside Road and has resulted in the rezoning <strong>of</strong> land to B4 and<br />

R4. Further changes to Eastwood will be addressed in the Master Plan<br />

presently being developed.<br />

No amendment to the DLEP 2011 required.<br />

Issue 2<br />

Supports proposed changes to Eastwood – regeneration <strong>of</strong> accommodation at<br />

the edge <strong>of</strong> the commercial area is needed.<br />

Response<br />

Submission in support <strong>of</strong> DLEP changes to the Eastwood Centre<br />

No amendment to the DLEP 2011 required.<br />

Gladesville Town Centre – 2 submissions<br />

Issue 1<br />

Heights within all Precincts are too high – particularly Town Centre Precinct.<br />

Comments relating to DCP including traffic and pedestrian safety issues with<br />

respect to Gladesville Public School, traffic management and access to Victoria<br />

Rd. The Centre has insufficient green space for the imposition <strong>of</strong> a corridor <strong>of</strong> 6<br />

and 8 storey buildings<br />
