The Local Planning Study adopted by<br />

Council 7 December 2010<br />

recommended that the FSR for B1<br />

zone be increased from 0.5:1 to 0.8:1<br />

and that a 9.5m height limit be<br />

introduced.<br />

The proposed changes apply to all B1<br />

zones and are considered appropriate.<br />

The Schedule 1 use applies to 8<br />

Rocca Street and 293 Quarry Rd and<br />

permits a car park and road to service<br />

adjoining land. It is considered that for<br />

the rezoning <strong>of</strong> the land to occur a<br />

planning proposal should be submitted<br />

to Council.<br />

The subject property contains a<br />

service station/vehicle repair station. A<br />

service station is a permitted use in<br />

the zone and a vehicle repair activity
