approvals for such development has<br />

occurred since the gazettal <strong>of</strong> LEP<br />

2010 in June <strong>of</strong> 2010.<br />

Under DLEP 2011 Clause 4.1C<br />

Minimum lot sizes for dual occupancy<br />

and multi dwelling housing a minimum<br />

road frontage <strong>of</strong> 20m or greater is<br />

required for the development <strong>of</strong> a dual<br />

occupancy development.<br />

As such dual occupancy development<br />

on a hatchet shaped allotment is<br />

prohibited. Refer to comments above<br />

re The <strong>Ryde</strong> Planning Study 2010.<br />

The aim <strong>of</strong> the 20m frontage is to<br />

deliver better design outcomes,<br />

particularly with regard to compatibility<br />

with existing streetscapes and as such<br />

should not be amended.<br />

Comments in support <strong>of</strong> DLEP 2011<br />

amendments are noted.
