think, for the industry and I think some <strong>of</strong> the<br />

panelists are going to discuss it a bit further.<br />

But there is a bill circulating in Congress right<br />

now called the carbon <strong>of</strong>fset bill, and Jonathan<br />

actually helped me pull that out from Congressman<br />

Waxman is heading up that bill. And there is a<br />

couple <strong>of</strong> points that are really interesting within<br />

that bill. It's asking us to become carbon neutral<br />

by 2030, so that's a big challenge, for buildings<br />

over 40,000 square feet or with an operating cost <strong>of</strong><br />

$75,000 a year or more.<br />

It also asks us to meet lead silver, as<br />

Bill was talking about, or lead gold, if we could<br />

incorporate some more renewables and justify them<br />

with payback.<br />

And then finally, it asks us to involve the<br />

Energy Star program and their portfolio managers, so<br />

that government can start to tally up and know what<br />

exactly they are doing in all areas and public<br />

disclosure.<br />

Okay, so now we can move to the next could<br />

<strong>of</strong> slides, because I'm going to talk a little bit<br />

about what the Green Team is doing. If you could,<br />

go to the next slide.<br />
