A simple document providing the building owner/manager with easily understood<br />

information on how the building should be operated, maintained and serviced. It<br />

also allows ongoing building performance and major alterations to be recorded.<br />

A computer based system with the capability to monitor, control and optimise the<br />

performance of building systems, controls and functions.<br />

The practice of conducting business according to the status quo, with no attempt<br />

to assess new/additional needs, identify possibilities for improvement or<br />

implement change.<br />

Candela The base unit of luminous intensity i.e. the power emitted by a light source in a<br />

particular direction.<br />

Carbon emissions The release of carbon (or carbon dioxide) into the atmosphere.<br />

Carrying capacity The maximum number of organisms or amount of biomass that can be supported<br />

in a given area.<br />

The shared use of a car by the driver and one or more passengers, usually for<br />

Climate change A change of climate which is attributed directly or indirectly to human activity<br />

that alters the composition of the global atmosphere and which is in addition to<br />

natural climate variability observed over comparable time periods.<br />

Clock time The artificial time used in everyday life to standardise time measurements. It<br />

allows people in difference locations to use the same time or to easily convert<br />

time from one location to another. Clock time differs from Solar Time, also known<br />

as local solar time, which is the time according to the position of the sun in the<br />

sky relative to one specific location on the ground. In solar time, the sun is always<br />

due south in the northern hemisphere at exactly noon.<br />

Co-generation The generation of both electricity and useful heat. Also known as combined heat<br />

Index (CRI)<br />

A scale of 0 to 100 of the ability of a light source to reproduce the colors of<br />

various objects in comparison with an ideal or natural light source. The higher the<br />

CRI, the closer the color reproduction is to that of the ideal/natural light source.<br />

Commissioning The process of ensuring that newly constructed/installed systems (HVAC,<br />

plumbing, electrical, fire/life safety, building security etc) operate as designed<br />

and meet the performance requirements of the building occupant.<br />

An individual with responsibility for co-ordinating and monitoring the<br />

commissioning process.<br />

Compensation The measures taken to make up for the loss of, or permanent damage to,<br />

biological resources through the provision of replacement areas. Any replacement<br />

area should be similar to or, with appropriate management, have the ability to<br />

reproduce the ecological functions and conditions of those biological resources<br />
