Demonstrate and confirm that at least 75% of the site area has<br />

been previously developed.<br />

� Brief narrative of the previous uses on the site, outlining existing structures and<br />

hard landscaped areas;<br />

� Plan drawing of the existing, or previous development, on the site (or an aerial<br />

photograph, including graphic scale) illustrating the proposed development<br />

boundary; and<br />

� Calculations demonstrating that the previously developed area is at least 75% of<br />

the new site area.<br />

� Plan drawing of the existing, or previous, development on the site (or an aerial<br />

photograph, including graphic scale) with the property boundary and final building<br />

outlined; and<br />

� Documentation confirming that the previously developed area remains at least 75%<br />

of the site area.<br />

Previously developed land is classified as any land that is, or was occupied by a<br />

permanent structure including the land up to the plot boundary of the permanent<br />

structure and any associated fixed surface infrastructure. It excludes any land occupied<br />

by agriculture or forestry and any parks or recreational grounds.<br />
