condition <strong>of</strong> design review or subdivision approval to<br />

ensure adequate and safe pedestrian circulation and<br />

compliance with applicable accessibility<br />

requirements <strong>of</strong> the American Disabilities Act, Title<br />

24 <strong>of</strong> the Uniform Building Code as locally amended,<br />

and the Department <strong>of</strong> Housing and Urban<br />

Development's Fair Housing Accessibility<br />

Guidelines.<br />

• Shared driveways for detached residential products<br />

shall be prohibited except within private courts.<br />

• Except as provided in this subsection, all private<br />

drives and related improvements shall be constructed<br />

in accordance with the <strong>City</strong>'s Construction Standards<br />

for Private Streets, Storm Drain and On-Site Private<br />

Improvements for private streets.<br />

c) Private Courts - Detached Residential Products Only<br />

• A private court shall consist <strong>of</strong> a combination <strong>of</strong><br />

private streets and/or private drives which take access<br />

from a main backbone street system within a<br />

detached residential development and which serves<br />

no more than 12 dwelling units.<br />

• The primary entrance to a private court may be<br />

considered a private drive if the court is no more than<br />

150 feet in length and serves no more than 6 dwelling<br />

units. In determining the maximum 150-foot length<br />

<strong>of</strong> a drive, an extension <strong>of</strong> the right-<strong>of</strong>-way line for<br />

the street the drive takes access from shall be drawn<br />

across the end <strong>of</strong> the drive entrance and measurement<br />

shall be taken to the end <strong>of</strong> the private drive or shared<br />

driveway. Minor punchouts which are not more than<br />

3 feet in length at the end <strong>of</strong> a private drive shall be<br />

excluded in calculating the maximum length <strong>of</strong> a<br />

drive.<br />

The minimum paved width <strong>of</strong> a private drive may be<br />

24 feet with no parallel parking permitted within the<br />

travel way. Under all other cases, the primary<br />

entrance to a private court shall be considered a<br />

private street and shall have a minimum paved width<br />

<strong>of</strong> 28 feet with no parallel parking permitted within<br />

the travel way, or the minimum paved width <strong>of</strong> 32<br />
