Appendices<br />

Development Unit. Consists <strong>of</strong> all building sites, their private open space,<br />

common recreation and open space areas, and public and/or private streets<br />

serving the project. A development unit may contain multiple products, at<br />

an average density not to exceed maximum densities for each applicable<br />

land use designation (i.e. low density, medium density, and medium high<br />

density).<br />

Dwelling Units, Existing. The existing military family housing units<br />

within the MCAS <strong>Tustin</strong> boundary.<br />

Dwelling Units per Acre. The maximum density per gross acre at which<br />

dwelling units may be calculated. This overall density may not be<br />

exceeded even by a fraction.<br />

Dwelling Units, Potential. The maximum number <strong>of</strong> new dwelling units,<br />

based on the density per gross acre for the <strong>Plan</strong>ning Area.<br />

Dwelling Units, Total. The maximum number <strong>of</strong> existing and potential<br />

dwelling units allocated to each <strong>Plan</strong>ning Area (where applicable).<br />

Floor Area Ratio (F.A.R.). The gross floor area <strong>of</strong> all buildings within a<br />

<strong>Plan</strong>ning Area divided by the net acreage <strong>of</strong> the <strong>Plan</strong>ning Area.<br />

Existing Floor Area. The square footage <strong>of</strong> existing buildings within the<br />

MCAS <strong>Tustin</strong> boundary.<br />

Extended Stay Hotels. A facility that <strong>of</strong>fers transient lodging<br />

accommodations to the general public, targeted to the business or leisure<br />

traveler who is planning to stay for a prolonged period <strong>of</strong> time, typically a<br />

week or more, but less than 30 days. An extended stay facility may<br />

contain lobbies, conference rooms, meeting rooms, child play areas,<br />

recreational facilities, or dining areas for the intended use <strong>of</strong> the guests.<br />

The lodging accommodations may be guest rooms or suites, provided with<br />

or without meals or kitchen facilities (i.e., range cooktop, microwave or<br />

conventional oven, refrigerator, and sink). The rooms or suites may be<br />

located in one structure or a group <strong>of</strong> attached or detached structures.<br />

Ingress and egress to and from rooms and suites shall be made through an<br />

inside corridor, public lobby or reception area which is supervised by hotel<br />

staff.<br />

Floor Area, Potential. The potential square footage <strong>of</strong> new development<br />

within each <strong>Plan</strong>ning Area, assuming the square footage devoted to<br />

existing structure remains.<br />

Floor Area, Total. The total square footage <strong>of</strong> non-residential development<br />

derived by multiplying the floor area ratio by the net acreage.<br />
