Chapter 2 • <strong>Plan</strong> <strong>Description</strong><br />

support business uses proposed as part <strong>of</strong> the <strong>Plan</strong>, while<br />

recognizing opportunities for limited transitional units.<br />

2. Medium Density Residential (8-15 du/acre): The Medium<br />

Density residential designation provides for reuse and or new<br />

development <strong>of</strong> an existing residential military neighborhood<br />

in the <strong>City</strong> <strong>of</strong> Irvine, and also provides for new development <strong>of</strong><br />

a largely undeveloped parcel adjacent to the proposed Urban<br />

Regional Park within <strong>Tustin</strong> with medium density attached and<br />

detached dwellings and accessory uses and structures. The land<br />

use designation provides for a wide range <strong>of</strong> accommodations<br />

including single family units, patio homes, and multiple family<br />

dwellings such as condominiums, townhouses, cooperatives<br />

and community apartments. In the <strong>City</strong> <strong>of</strong> Irvine, the Medium<br />

Density area will not exceed 12.5 dwelling units per acre. Uses<br />

such as public/institutional facilities, child care facilities and<br />

others which are determined to be compatible with, and<br />

oriented towards the needs <strong>of</strong> these neighborhoods may also be<br />

allowed. A minimum 20 acre intermediate school and 8 acre<br />

neighborhood park shall be accommodated in this land use<br />

designation within the <strong>City</strong> <strong>of</strong> Irvine. The intent is to: 1)<br />

rehabilitate and enhance existing residential development,<br />

while also providing opportunities for new development where<br />

rehabilitation would not be financially feasible and/or provide<br />

minimal results; 2) provide homeownership opportunities<br />

within a mixture <strong>of</strong> price ranges to support business and<br />

educational uses proposed as part <strong>of</strong> the <strong>Plan</strong>; and 3) provide<br />

limited opportunities for transitional housing.<br />

3. Medium-High Density Residential (16-25 du per acre): The<br />

Medium-High Density residential designation is located<br />

adjacent to an existing railroad right-<strong>of</strong>-way and the transition<br />

to the Eastern Transportation Corridor (ETC) at Jamboree<br />

Road. The designation largely provides for development <strong>of</strong><br />

multiple family dwellings at a higher density which may<br />

include apartments, condominiums, and townhouses. The<br />

intent is to: 1) provide a quality multiple family housing living<br />

environment with amenities found in similar density projects in<br />

the market area; 2) provide sufficient site design flexibility<br />

within the site to buffer residential units from the noise and<br />

vibration <strong>of</strong> the adjacent railroad right-<strong>of</strong>-way, the ETC, and<br />

arterial highway traffic; and 3) provide higher density products<br />

adjacent to regional transportation facilities. Uses such as<br />

public and private parks and open spaces/institutional facilities<br />

which are determined to be compatible with and oriented<br />

towards the needs <strong>of</strong> these developments may also be allowed.<br />
