j) Decorative treatment <strong>of</strong> all exposed site walls<br />

k) Upgraded driveways<br />

l) Decorative paving and other hardscape amenities for<br />

pedestrian paths in common areas<br />

m) Improvements to common recreational areas including<br />

provision <strong>of</strong> shelters, lighting, and refurbishing <strong>of</strong><br />

facilities<br />

n) Creation <strong>of</strong> project entryways through signage and<br />

landscape design<br />

o) Upgraded and consistent signage, including project<br />

identification, addressing, and directional signs<br />

p) Enhance lighting scheme for units, common areas, paths,<br />

and parking areas<br />

q) Application <strong>of</strong> defensible space techniques in<br />

landscaping and lighting<br />

3. Demolition <strong>of</strong> structures shall be considered or undertaken<br />

under the following conditions: 1) where information<br />

determines the need for demolition to eliminate public health<br />

and safety risks, 2) to improve the appearance <strong>of</strong> the <strong>Plan</strong>ning<br />

Area, 3) to accommodate the completion <strong>of</strong> major roadway<br />

improvements, and 4) to properly implement the permanent<br />

land use intent <strong>of</strong> this <strong>Plan</strong>ning Area.<br />

A summary <strong>of</strong> the key design guidelines for <strong>Plan</strong>ning Area 22 is<br />

provided in Figure 3-10.<br />
