C. Unlisted Uses<br />

Those uses not specifically listed are subject to a determination by<br />

the Community Development Director as either permitted, permitted<br />

subject to a conditional use permit or prohibited consistent with the<br />

purpose <strong>of</strong> the land designation <strong>of</strong> this planning area and the Specific<br />

<strong>Plan</strong>. Decisions <strong>of</strong> the Director are appealable to the <strong>Plan</strong>ning<br />

Commission.<br />

E. Site Development Standards - Non-residential Uses/Mixed Use<br />

1. Minimum site size - 20,000 square feet. Minimum building<br />

footprint size shall be 10,000 square feet and 1,000 square feet<br />

for freestanding retail commercial.<br />

2. Maximum building height – 150 feet unless the building meets<br />

the criteria for exceptions to the height limits as set forth<br />

below:<br />

a) Exceptions to Height Limits. Exceptions to height limits<br />

may be permitted up to 180 feet if approved by the<br />

Community Development Director. Approval, conditional<br />

approval or denial <strong>of</strong> an exception request will be based on<br />

an applicant’s demonstration that the implementation <strong>of</strong> the<br />

proposed exception will meet the following criteria and/or<br />

findings which shall be used to evaluate the exception<br />

request:<br />
