Chapter 3 Land Use and Development/Reuse Regulations<br />

5. With a design review submittal, a shared parking plan shall be<br />

submitted including the following:<br />

a. A site plan <strong>of</strong> parking spaces included for shared parking<br />

and their proximity to land uses that they will serve;<br />

b. A signage plan that directs drivers to the most convenient<br />

parking areas for each particular use or group <strong>of</strong> uses<br />

c. A pedestrian circulation plan that shows connections and<br />

walkways between parking areas and land uses.<br />

d. A safety and security plan that addresses lighting and<br />

maintenance <strong>of</strong> the parking.<br />

6. For any future changes in land uses that would increase the<br />

parking demand as identified in the Community Core Shared<br />

Parking Study where a 20% parking reduction has been taken, an<br />

applicant shall be required to provide an update <strong>of</strong> the parking<br />

documentation when requested.<br />

7. As requested by the <strong>City</strong>, an applicant or parties to a parking<br />

reduction shall provide follow-up documentation such as parking<br />

occupancy counts within a defined time period (e.g. 2 years or<br />

sooner if a parking shortage issue is perceived) after project<br />

completion to validate shared parking results.<br />

3.13.5 Off-Street Parking Requirements for Non-<br />

Residential Uses (Located Independently)<br />

The <strong>of</strong>f-street parking requirements for non-residential uses that are not<br />

located in the commercial shopping centers identified in Table 3-6 or in a<br />

mixed use setting as identified in Section 3.13.4, shall be subject to the<br />

following requirements:<br />
