B. Accessory Uses and Structures<br />

Accessory uses and structures are permitted when customarily<br />

associated with and subordinate to a permitted use on the same site<br />

and would include:<br />

C. Unlisted Uses<br />

Those uses not specifically listed are subject to a determination by<br />

the Community Development director as either permitted, permitted<br />

subject to a conditional use permit or prohibited consistent with the<br />

purpose <strong>of</strong> the land designation <strong>of</strong> this planning area and the Specific<br />

<strong>Plan</strong>. Decisions <strong>of</strong> the Director are appealable to the <strong>Plan</strong>ning<br />

Commission.<br />

1. Minimum building site - 20,000 square feet<br />

2. Maximum building height - 50 feet<br />

commercial uses, .4 FAR for industrial uses<br />

4. Minimum building setbacks 25<br />

a) <strong>Tustin</strong> Ranch Road - 30 feet<br />

b) Warner Avenue - 20 feet<br />

c) South Loop Road - 20 feet from edge <strong>of</strong> right-<strong>of</strong>-way<br />

d) Local public road - 10 feet<br />

e) Private street or drive - 10 feet<br />

f) Minimum distance between buildings - 10 feet<br />

5. Landscape setbacks 26<br />

a) Warner Avenue - 20 feet<br />

b) <strong>Tustin</strong> Ranch Road - 30 feet<br />

c) South Loop Road - 20 feet<br />

6. Landscaping<br />

a) Areas not devoted to buildings, parking areas, hardscape,<br />

and roads, shall be landscaped.<br />

b) Compliance with the <strong>City</strong> <strong>of</strong> <strong>Tustin</strong> Landscape and<br />

Irrigation Guidelines<br />

Building setbacks are measured from future right-<strong>of</strong>-way. Non-conforming landscape and<br />

building setbacks will be permitted to remain to accommodate existing walls or buildings not<br />

in future right-<strong>of</strong>-way.<br />

Landscape setbacks are measured from the back <strong>of</strong> the curb and are a combination <strong>of</strong> parkway,<br />

sidewalk, and planting areas. Non-conforming landscape and building setbacks will be<br />
