Chapter 2 • <strong>Plan</strong> <strong>Description</strong><br />

• Buildings can be used to provide definition to major<br />

arterial corridors and pedestrian connections. Buildings<br />

can also be grouped to define intersections and gateways.<br />

• Open-air plazas are encouraged that are pedestrian<br />

friendly and act as a focus for a development.<br />

• Large surface parking areas should be broken up into<br />

"smaller rooms" through site planning and landscape<br />

design.<br />

• In some instances visual screens and sound barriers <strong>of</strong><br />

objectional elements may be required. Otherwise, these<br />

treatments should be minimized and used only when<br />

necessary.<br />

• Courtyards and outdoor seating areas are encouraged,<br />

and other ancillary structures, service areas, and trash<br />

enclosures shall be planned as part <strong>of</strong> the project, and<br />

placed or screened in a position <strong>of</strong> low prominence.<br />

• Landscaping shall be used to break up otherwise<br />

uninterrupted building mass, frame views, and connect<br />

with development on adjacent pads.<br />

• Variations <strong>of</strong> the building footprint with cut-outs and<br />

pop-outs can assure variety in a plan. Further variety and<br />

interest can be developed with plans by varying setback<br />

dimensions and positions <strong>of</strong> buildings.<br />

• In the event that infill development occurs, the following<br />

guidelines shall apply:<br />

• Compliance with reuse guidelines that pertain to a<br />

site or surrounding existing structures.<br />
