NOTES:<br />

1. Neighborhood A includes a 10-acre allocation for an Elementary School.<br />

2. Neighborhood D includes an estimated 40-acre allocation for a High School.<br />

3. The Medium Density Residential use in Neighborhood G includes a 5-acre allocation for a neighborhood park. The precise<br />

acreage and location will be determined prior to final subdivision map approval. Neighborhood G also includes an estimated<br />

10-acre allocation for an Elementary School.<br />

4. The Low Density Residential use in Neighborhood G includes a 5-acre allocation for a neighborhood park. The precise<br />

acreage and location will be determined prior to final subdivision map approval.<br />

5. Neighborhood H includes an estimated 20-acre allocation for a K-8 School. Neighborhood H also includes an 8-acre<br />

allocation for a neighborhood park site. If the acreage varies, the maximum number <strong>of</strong> dwelling units would remain the same.<br />

6. Gross acreage for each <strong>Plan</strong>ning Area is an estimated allocation measured from the edge <strong>of</strong> the adjacent arterial or secondary<br />

roadway, any roadway shown on the Land Use <strong>Plan</strong>, and/or the boundary <strong>of</strong> the <strong>Plan</strong>ning Area. The amount <strong>of</strong> land devoted to<br />

roadways is calculated under the Right-<strong>of</strong>-Way designation. Actual acreage will be refined during the site plan and<br />

subdivision process.<br />

7. Right-<strong>of</strong>-Way total includes the Specific <strong>Plan</strong> roadways and existing flood control channels within the base boundary.<br />

8. Subject to Sections 3.6.2.E.4 and G.2.<br />

C. Neighborhood C - Urban Regional Park:<br />

Neighborhood C is located near the center <strong>of</strong> the site, bordered by<br />

North Loop Road (extension <strong>of</strong> Valencia Avenue) on the north and<br />

Armstrong Avenue on the west. It is adjacent to Neighborhood D on<br />

the east and south. The Urban Regional Park will be a significant<br />

public amenity that will not only serve regional needs, but provide a<br />

buffer between the living environment and commercial and business<br />

areas. The neighborhood will serve a number <strong>of</strong> functions including<br />

open space conservation, recreation, community resource services,<br />

concession commercial supportive to the park, and historic<br />

preservation and/or display.<br />

D. Neighborhood D - Community Core:<br />

Neighborhood D encompasses the central area <strong>of</strong> the site, bordered<br />

by <strong>Tustin</strong> Ranch Road on the east, Barranca Parkway on the south,<br />

North Loop Road on the north, and both the Urban Regional Park<br />

(Neighborhood C) and Armstrong Avenue on the west. This<br />

neighborhood will provide an opportunity for one or more unique,<br />

<strong>City</strong> <strong>of</strong> <strong>Tustin</strong><br />
