Chapter 2 • <strong>Plan</strong> <strong>Description</strong><br />

oriented commercial uses in the Regionally-Oriented<br />

Commercial Neighborhood; and 3) achieve quality<br />

identification features for the <strong>Plan</strong> area along arterial highways<br />

and at key intersections. Uses such as public and private parks,<br />

open space, and institutional facilities compatible with and<br />

oriented towards the needs <strong>of</strong> future businesses and residents in<br />

the area may also be allowed.<br />

2. Commercial: The Commercial designation provides for<br />

development <strong>of</strong> a variety <strong>of</strong> retail and service commercial uses<br />

with the intent <strong>of</strong> supporting and complementing uses within<br />

the <strong>Plan</strong> and surrounding development. The Commercial<br />

designation also provides for the accommodation <strong>of</strong> continued<br />

limited military uses in locations specified on the Land Use<br />

<strong>Plan</strong>. The intent is to: 1) provide regionally-oriented<br />

commercial uses; and 2) achieve quality identification features<br />

for the community along arterial highways and at key<br />

intersections.<br />

3. Residential Core Commercial: The Residential Core,<br />

comprised <strong>of</strong> <strong>Plan</strong>ning Area 15, provides neighborhood<br />

commercial retail, service commercial, and <strong>of</strong>fice uses adjacent<br />

to residential neighborhoods. Specialized commercial uses<br />

such as senior congregate care is also permitted. The intent is<br />

to 1) <strong>of</strong>fer convenient vehicle and pedestrian accessibility<br />

through site design; and 2) to provide commercial uses that<br />

support the surrounding residential neighborhoods.<br />

4. Village Services: The Village Services designation provides<br />

localized commercial retail and service uses to adjacent<br />

residential neighborhoods. The intent is to 1) <strong>of</strong>fer convenient<br />

vehicle and pedestrian accessibility through site design; and 2)<br />

to contribute to quality entry and landmark identification<br />

features for the community.<br />

5. Community Core: The Community Core designation provides<br />

for development <strong>of</strong> a mix <strong>of</strong> uses, with opportunities for both<br />

commercial business and residential uses either in separate or<br />

integrated projects. Residential densities <strong>of</strong> 16-25 du/acre are<br />

permitted subject to Sections 3.6.2.E.4 and G.2. Regulations<br />

will be designed to provide enough flexibility to accommodate<br />

a unique, large scale development complex with uses which<br />

may not clearly be identifiable until some time in the future.<br />

Uses such as quasi-public/institutional facilities which are<br />

determined to be compatible with and oriented towards the<br />

needs <strong>of</strong> other uses in this designation may also be permitted,<br />
