3.10 NEIGHBORHOOD H<br />

3.10.1 Introduction<br />

Neighborhood H is located entirely within the <strong>City</strong> <strong>of</strong> Irvine and is<br />

comprised <strong>of</strong> a single <strong>Plan</strong>ning Area, PA 22, as shown on the Statistical<br />

Analysis (Table 3-2). The <strong>Plan</strong>ning Area contains a total <strong>of</strong> 402 dwelling<br />

units on approximately 48.3 acres known as Marble Mountain Park. The<br />

area was developed in five phases from 1984 to 1990, and contains fourplex,<br />

six-plex, and eight-plex buildings. The condition <strong>of</strong> the units ranges<br />

from good to excellent as indicated in the MCAS <strong>Tustin</strong> Family and<br />

Bachelor Housing Report prepared by the <strong>City</strong> <strong>of</strong> <strong>Tustin</strong> in March 1994.<br />

The report identifies minor corrections necessary to meet building and<br />

safety code requirements. However, the units lack the architectural details<br />

and landscaping details generally found in private market housing.<br />

The remaining 28 acres are currently vacant and will contain a minimum<br />

20 acre elementary school (ES-8) and an approximate eight (8) acre<br />

neighborhood park. The regulations for new development, should the<br />

existing housing be replaced by new residential units, is consistent with<br />

the <strong>City</strong> <strong>of</strong> Irvine's Medium Density Residential Zoning Category (Section<br />

V.E-329.2.5). Furthermore, the <strong>Plan</strong>ning Area will also be required to<br />

comply with applicable requirements <strong>of</strong> Irvine's <strong>Plan</strong>ning Area 38,<br />

Westpark II.<br />

38 Zoning shall be applicable (Section V.E. 838.2).<br />

B. Accessory Uses and Structures<br />

Accessory uses for Irvine <strong>Plan</strong>ning Area 38 Zoning shall be<br />

applicable (Section V.E. 838.2).<br />

C. Unlisted Uses<br />

Refer to applicable <strong>City</strong> <strong>of</strong> Irvine Zoning Code provisions.<br />
