TPM is a methodology originating from Japan to support its lean manufacturing system, since dependable and
effective equipment are essential pre-requisite for implementing Lean manufacturing initiatives in the
organizations [14]. While Just-In-Time (JIT) and Total Quality Management (TQM) programs have been around
for a while, the manufacturing organizations off late, have been putting in enough confidence upon the latest
strategic quality maintenance tool as TPM. Figure 3 shows the relationships between TPM and Lean
Manufacturing building blocks. It is clearly revealed, that TPM is the corner stone activity for most of the lean
manufacturing philosophies and can effectively contribute towards success of lean manufacturing [2].

TPM is a production-driven improvement methodology that is designed to optimize equipment reliability and
ensure efficient management of plant assets [12]. TPM is a change philosophy, which has contributed
significantly towards realization of significant improvements in the manufacturing organizations in the West and
Japan [9].
The goal of a TPM program is to increase production and improve employees’ moral and job satisfaction. This
case study did demonstrate these benefits, but there are training issues that need to be addressed for such success
to be achieved, and similarly a full commitment of senior management to the program is also essential [11].
2. Empirical study on office efficiency/Review of office efficiency
An office comprises of people, equipment, space and the environment. The efficient working of any office is
related with the output of the people working in that office. This efficiency is related with the ergonomics, and
good working environment. In the present study,
• The generation of papers and receipt of papers is a voluminous task in the sense that more papers means
more storage. It is estimated that the average consumption of paper of A4 size is around 10000 Nos. per
person per annum. This creates tons of files for purpose of storage as these are for future references.
• The problem mentioned above also has another aspect of retrieving the information from these papers for
future reference. Still there is lack of provision with regard to finding information from these papers.
• By environment, it is meant that either the offices are clematises or should have good ventilation system.
The power shortage being a necessary evil, therefore good ventilation is an essential part. Some of the
offices are badly lighted which results in downgraded efficiency.
• The shortage of space gives rise to packing of the peoples in that small area. This leads to creating a fish
market since the noise level is quite high that it becomes difficult to concentrate on work. In the good
offices, there is always a provision for having a separate visitor room so-that noise level is kept low and
performance efficiency high.
• The communication system in an office is no more a problem since the introduction of mobile phones and
almost every one having the same in their pocket. This comfort of communication system is bad as well
since ringing of the bell in different tones creates an imbalance in the working environment.
• Good lighting is another feature which enhances the performance efficiency. In India, it is a common
practice to have tea and breakfast intervals as regularly as possible. This is a structured attack on the
working efficiency. Therefore, the timing for this break needs to be notified.
