Lourens & other 5 Struisbaai Property owners (23) The development of Langezandt Fisherman's Village faced similar objections, however the project turned to be a success that Langezandt was regarded as one of the Seven Wonders of the South according to an article in a local paper. I expect that the present development will have similar positive results If a referendum of ratepayers was held , it would give a clear indication by the owners of the town whether this development is really wanted or not and whether those who prefer more upmarket developments are in the majority Everyone is against the proposed development even the fishing community who have used the harbour for many years. You mentioned there are “those who prefer more upmarket developments”. Is this possibly the developer? In order to prove this claim (you are purposefully creating the impression that there are a lot more residents who approve the development), please provide feedback on how many correspondence you have received for and against the development. According to my knowledge, all the fishermen signed a petition against the development – do you agree with this or have you other information? Please also provide feedback on this with evidence. The quantum of I&APs opposed to a particular development is generally easy to account for, however in the case of I&APs that support the development, generally they do not register as an I&AP or voice their opinion on the matter as it is viewed as a benefit and thus do not require to support the initiative via formal means i.e. submission of a comments and response form or other media such as public meetings. Copies of all comments received are included in the EIA documentation for review by the authorities. All submissions are transparent to the public. The text did not only make reference to people in Struisbaai but those who may visit such a facility as well. The facts are against you. Years back the Agulhas Hotel was converted to flats and recently the Struisbaai Hotel was demolished. How can you claim there is a need for a hotel? A four storeys building is not required. There is more than enough accommodation in Struisbaai and Struisbaai is not Mosselbaai, Stilbaai or the Strand At least two thirds of property owners within Struisbaai and L'Agulhas are not permanent residence and these individuals have invested a large amount of money to acquire property in a place of their choice A quaint and perfectly good harbour restaurant, and a fish handling facility with fish market for the benefit of visitors to the area and to the fisher folk, already exists, the proposed development is not required. The proposed development of a hotel in Struisbaai is not needed, there can be no reason for the development. I have great difficulty in the reason /rationale for this development This development is not really necessary and definitely not in the interest of all/majority permanent residents of Struisbaai (including Struisbaai Noord and any other settlements), the seasonal/holiday residents and the tourist trade per se. The developments that you are referring to were hotels, whereas the proposed development would be multi-functional with the hotel comprising a portion of the total development. The proposed development has purposefully been designed to cater for times when the hotel trade is low by means of retail, fractional title units and the option to cater for conferences and weddings in the hotel portion of the proposed development. Please refer to Annexure U of the FEIR which was added in response to the potential market being questioned. Your point is noted.
