Quality of life: Questionable aesthetic value
of the proposed buildings and view of the
landscape (not the same as visual impact).
The proposed buildings would take away
my view.
Houses close to the development will loose
their view.
The proposed building will have negative
visual impact.
Importantly, the development proponent
refused to consider a two storey alternative
as it is allegedly not financially sustainable
[p. 48 of dEIR]. The development
proponent therefore proposes a mix of two
to four storey buildings notwithstanding the
SDF two storey limit for buildings within the
secondary business node. In fact, the
development proponent seeks to justify this
proposed contravention by pointing out
other contraventions within Struisbaai. This
proposal also ignores the Western Cape's
DEADP. suggestion in this regard as well
as the interested and affected parties'
comments receiving during the Scoping
Phase which revealed that there would be
less public resistance to a two storey
development [p.48 of dEIR].

This point was raised at the public meeting
that took place on the 31 October 2009 and
as a consequence an independent review of
the Feasibility Statement compiled by the
proponent was undertaken. Turner &
Townsend were appointed to assess the
financial viability and this can be read in detail
in Section 2.4.6 and Annexure P of the FEIR.
