No paint or light design will be bale to hide or diminish this impact. The envisaged restaurants, hotel lounges, under cover retail outlets, asphalts or cobble stone surfaces will constitute major improvements in aesthetics, convenience and experience (spirit of place). The existing commercial fishing store, makeshift harbour restaurant and gravel surface on the waterfront have a negative visual impact, smelly and dusty. Visual impact and impact on the character of the harbour are very subjective criteria and is bound to be equally convincing for those in favour and those against the development. The residents who have a sea view at present and whose view may be affected have to complain, however the present building on the premises is aesthetically so unsightly and any new structure will be an improvement and beneficial to property value. The fact that the new structure will obstruct some part of the view of the ocean should be accepted as all residents must accept the right of any neighbour to affect view by legal construction, whether it be new buildings or alterations. The development would have very large detrimental impact on the visual aspect of the area and my feeling is that the position of the planned building is very awkward. I'm a tourist and a frequent visitor of Struisbaai and I think that the proposed development is too large and it will overshadow the current surroundings. Le Roux (52) Frances Pienaar (58) David McKinstry (21) The location of the proposed development will have very negative visual impacts on the aesthetic beauty of this authentic small town harbour, of which very few still remain in South Africa. Concerned about the visual impact of the proposed development on the harbour The report states that there's no significant visual impact for the development which could be argued as untrue. The architectural pictures clearly show how the building stands out from the surrounding environment Page 7 (Needs and Desirability) it is stated that the visual impact remains one of the most challenging aspects and we agree that this four-storey proposed development will be visually unattractive and will spoil the atmosphere of this little fishing harbour forever. The proposed development will create an unsightly oversized building in the area. The proposed development should not be higher than 6m (2 stories) so as to minimize the visual impact. The proposed development is too huge, to high and will take away our sea view. Aesthetically this development will spoil the visual character; the attraction to the area is specifically because the Struisbaai harbour is unspoilt by modern development. This quaintness is the attraction and draws visitors to the area. The proposed development on Erf 848 is in front of all the properties of Struisbaai. It is the most prominent site on the whole Struisbaai coast and the DEIR suggests that the negative visual impact can be mitigated or negotiated away! Why have any regulations?
