The proposed development will have a
medium, negative, definite impact on the
character and sense of place of the harbour
to those who prefer the status quo [p. 132 of
dEIR.] The design of the proposed
development attempts to mitigate this
impact by incorporating architectural
inspiration from the local fishermen's
cottages [p.128 of dEIR]. However, the
height of the proposed development will
negatively impact upon the character of the
harbour area and may also set a precedent
for future developments. In this regard we
reiterate our clients' objection to the
excessive height of the proposed
development which, in their view, would
negatively impact upon the character of the
harbour.
Although the beauty and tourist attractions
[such as the Agulhas lighthouse and the
southernmost tip of Africa] of Struisbaai
upon which the development proponent
relies cannot be disputed (and it is for this
reason that there is such extensive
opposition to the proposed development), it
is submitted that the proposed development
is entirely incongruous with Struisbaai's
existing built environment and, if it
proceeds, will severely affect the very sense
of place that gives Struisbaai its identity.
The proposed development would result in
the loss of a harbour character would
disappear.
Shouldn‟t the building‟s design fit in with the
general architecture of Struisbaai?

proposed building is inappropriate in the
harbour area
