Many more opportunities are open to developers in Struisbaai and development of the harbour is not the only one. There are many guest houses, B&B‟s, restaurants and other attractions that are developed and added on a constant basis that all contributes to the economic wellbeing of Struisbaai. We do not need a commercial town in Struisbaai I am in favour of the future development, this however needs to happen in a controlled manner that is conducive to the town‟s character and wellbeing. It should not be to the financial benefit of the developer and his contractors alone. Even worse is the fact that it includes a new experimental hotel despite previous failures. All that remains of Struisbaai‟s hotel/motel is the unsightly demolished site that has been available for development for some time. Even the hotel at Aghulas was not successful and had to be redeveloped into sectional title units. What impact will the location of the development have on insurance? If there's no insurance, would the developer make sure that future owners have sufficient capital for repairs, for example in the event a natural disaster occur? The financial sustainability inputs for Langezandt Quays indicate that the calculated risk that the proponent is willing to take is not misplaced. Financial sustainability cannot be guaranteed. However, the available evidence provides no reason to suspect financial failure and, as such, provides no clear basis to argue against the desirability of the development. Please refer to Annexure U of the FEIR. Your concern is noted. Please refer to Section 5.2.3 of the FEIR. The proposed development comprises of three distinct functions, namely Retail, Fractional title Units and a Hotel. The feasibility of the hotel portion has been confirmed by a Marketing Assessment (refer to Annexure U of the FEIR). The financial sustainability inputs for Langezandt Quays indicate that the calculated risk that the proponent is willing to take is not misplaced. Financial sustainability cannot be guaranteed. However, the available evidence provides no reason to suspect financial failure and, as such, provides no clear basis to argue against the desirability of the development. It is envisaged that the proposed development would be insured for natural disasters as the owners would wish to protect their investment. Please refer to Section 5.2.8 of the FEIR. How do you reconcile the stench of fish that hangs over the harbour after a good catch or when fish are loaded off boats and cleaned with a luxury five star hotel on the same property? I have been through it! Have the developer ever experienced this? This has been assessed in Section 5.2.8 of the FEIR. The proposed development would range between a three – four star establishment. Sustainability 1.16 Impact on tourism 1.16.1 Valerie Wiese (6) We do not require more shops The findings of the retail assessment indicate that a retail component of 1,500m² GLA as proposed for Langezandt Quays should be able to achieve financial sustainability and that some needs are undercatered for or not catered for at all. Vacationers will have toy boats, jetski‟s, canoes, etc. I have personally experienced the irritation subsistence fishers have with vacationers and small children who try to fish. Struisbaai is only busy in December. My honest opinions are that funds should rather be invested in the conservation of Struisbaai‟s current state, upgrade existing businesses and make use of advertisements to attract tourists. There is a suggestion that fish may be collected from the boats. Many commercial fishermen now operate from ski boats. They offload on the wharf. That activity is part of the visitor attraction of the harbour. Please refer to Annexure U of the FEIR. Please refer to Sections 1.4.9 and 1.3.60 of this Comment and Response Report. Please refer to Annexure H of the FEIR.The proponent argues that vocational ownership and marketing is expected to increase the occupancy all year round. The proponent plans on increasing marketing to attract tourists. Collecting the fish would not affect this activity and provision has furthermore been made for the delivery of fish to the fish market for retail. Please refer to Section 2.4.8 of the FEIR.
